Roof replacement estimate example
The biggest ticket most homeowners sign all year. The bid wins on what it spells out, not on the number.
"tear off 2 layers shingles 24sq, synthetic underlayment, ice and water at eaves and valleys, 30yr arch shingles, new drip edge, ridge vent, pipe boots, haul away, decking repair extra at $85 per sheet"
Example figures for a typical roof replacement job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a roof replacement bid
- Squares, layers coming off, and the shingle line by name.
- A per-sheet price for decking so the mid-job call is a yes or no, not a renegotiation.
- Every accessory: drip edge, vents, boots, flashing. Unlisted means not included to a customer.
- That the schedule depends on weather and what happens if it rains mid-job.
On an insurance job, put the claim number on the proposal and say how supplements are handled. Note that the schedule depends on weather.
The parts of this estimate
- Scope of work. 6 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $14,800. Not a formula, not a range. The scope explains the number.
- Timeline. 2 days, weather permitting. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. 10% at signing, balance on completion. The $1,480 deposit is paid by card when they sign.
- Warranty. 5 years on workmanship, manufacturer warranty on shingles.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
Questions roofers ask about this bid
How much deposit for a roof?
Many roofers take 10% or a flat amount at signing and the balance when the last truck leaves. On insurance jobs the deposit is often the deductible.
Should I put the decking price on the bid?
Yes. A stated price per sheet with a photo rule turns the worst mid-job conversation into a text message.
Is this a real quote?
No. The numbers are example figures for a typical job so you can see how a complete estimate reads. Your price is yours.
Can my customer sign this on their phone?
Yes. An estimate sent from BidWriter Pro opens as a link. The customer reads it, types their name, signs with a finger, and pays the deposit by card. You get an alert when they open it and when they sign.
