Chimney flashing estimate example
Most chimney leaks are flashing, not the chimney. Say that plainly so the customer knows what you are fixing and what you are not.
"remove old chimney flashing, new step and counter flashing in 26ga galvanized, cut reglet into mortar, seal, replace shingles around chimney as needed, new cricket on high side"
Example figures for a typical chimney flashing job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a chimney flashing bid
- Flashing material and gauge, and that it is cut into the mortar, not surface caulked.
- The cricket, if the chimney is wide enough to need one.
- That masonry repair, crown, and cap are not included unless listed.
- A water test, so the fix is proven before you leave.
On an insurance job, put the claim number on the proposal and say how supplements are handled. Note that the schedule depends on weather.
The parts of this estimate
- Scope of work. 5 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $1,250. Not a formula, not a range. The scope explains the number.
- Timeline. 1 day. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. Due on completion. Nothing down. The customer pays when the work is done.
- Warranty. 3 years on the flashing work.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
Questions roofers ask about this bid
Should I include the chimney cap or crown?
Only if you do that work. Otherwise name it as not included so a cracked crown later is not blamed on the flashing.
What if the mortar is too soft for a reglet?
Put a line on the bid: if the mortar will not hold a reglet, surface-mounted counter flashing with a termination bar is used at the same price.
Is this a real quote?
No. The numbers are example figures for a typical job so you can see how a complete estimate reads. Your price is yours.
Can my customer sign this on their phone?
Yes. An estimate sent from BidWriter Pro opens as a link. The customer reads it, types their name, signs with a finger, and pays the deposit by card. You get an alert when they open it and when they sign.
