Room addition estimate example
An addition bid is a contract in all but name. The draws, the plans, and the match-to-existing lines carry it.
"14x16 bedroom addition off back of house, slab foundation, framing, roof tied in to match, siding and paint to match, 2 windows, 1 interior door, insulation, drywall, carpet allowance 900, electrical with 4 outlets 2 lights, hvac extended by sub, permit and plans, dumpster"
Example figures for a typical room addition job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a room addition bid
- Size, foundation type, and that plans and engineering are included.
- Every finish, and where "to match existing" applies.
- The draw schedule by stage.
- That the timeline starts at permit approval and what weather does to it.
Dumpster, site protection, and daily cleanup are the items customers assume and contractors forget to write down.
The parts of this estimate
- Scope of work. 5 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $58,000. Not a formula, not a range. The scope explains the number.
- Timeline. 8 weeks after permit. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. 10% at signing, then draws at foundation, framing, drywall, and completion. The $5,800 deposit is paid by card when they sign.
- Warranty. 1 year on workmanship, 10 years structural.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
