Bathroom remodel estimate example
A remodel bid is a schedule and a list of what is included. Fixtures and allowances are where it goes wrong.
"hall bath remodel, demo to studs, new tub and surround, tile floor customer supplies tile, new vanity top and faucet, new toilet, exhaust fan, paint, plumbing and electrical rough by our subs, permit, dumpster"
Example figures for a typical bathroom remodel job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a bathroom remodel bid
- Every fixture, named, and who supplies it.
- Allowances, if you are carrying any, with the dollar amount and what happens over it.
- The draw schedule tied to milestones, not dates.
- That hidden damage found at demo, like rot, is quoted before it is fixed.
Dumpster, site protection, and daily cleanup are the items customers assume and contractors forget to write down.
The parts of this estimate
- Scope of work. 5 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $11,500. Not a formula, not a range. The scope explains the number.
- Timeline. 2 weeks. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. 10% at signing, 40% at demo, 40% at tile, 10% on completion. The $1,150 deposit is paid by card when they sign.
- Warranty. 1 year on workmanship.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
Questions general contractors ask about this bid
How should I structure payments on a remodel?
Tie each draw to a milestone the customer can see: demo done, tile done, final. Put it on the bid and the money conversation is already had.
Customer-supplied fixtures?
Say they must be on site before demo and that your warranty covers the install, not the product.
Is this a real quote?
No. The numbers are example figures for a typical job so you can see how a complete estimate reads. Your price is yours.
Can my customer sign this on their phone?
Yes. An estimate sent from BidWriter Pro opens as a link. The customer reads it, types their name, signs with a finger, and pays the deposit by card. You get an alert when they open it and when they sign.
