Punch list estimate example
A punch list bid is the list. Every item on it, nothing implied, and a line about what happens if an item turns into a job.
"hang 3 ceiling fans customer supplies, fix sticking bathroom door, replace kitchen faucet customer supplies, caulk tub, patch and paint hole in hallway, adjust 2 cabinet doors, replace 4 smoke detector batteries"
Example figures for a typical punch list job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a punch list bid
- Every item, one per line, with who supplies the parts.
- That boxes, valves, and wiring are assumed to be in working order.
- What happens if an item is bigger than it looked, like a fan box that is not fan-rated.
- Paint matching: customer supplies the paint or it is close, not exact.
Say plainly that licensed trade work is not included where your state requires a license for it.
The parts of this estimate
- Scope of work. 6 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $780. Not a formula, not a range. The scope explains the number.
- Timeline. 1 day. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. Due on completion. Nothing down. The customer pays when the work is done.
- Warranty. 90 days on workmanship.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
Questions handymen and remodelers ask about this bid
Hourly or flat?
Flat. A list with one total gets signed. An hourly rate gets questioned at the end.
What if I find more?
Say on the bid that anything not listed is quoted before it is done. Then quote it in two minutes and send it the same way.
Is this a real quote?
No. The numbers are example figures for a typical job so you can see how a complete estimate reads. Your price is yours.
Can my customer sign this on their phone?
Yes. An estimate sent from BidWriter Pro opens as a link. The customer reads it, types their name, signs with a finger, and pays the deposit by card. You get an alert when they open it and when they sign.
