Deck resurface estimate example
A resurface is a bet on the frame. The per-joist price is how you stop betting.
"resurface 12x16 deck, remove old boards and railing, inspect frame sister any bad joists $60 each, new composite decking brown, new composite railing w black balusters, reuse stairs stringers new treads"
Example figures for a typical deck resurface job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a deck resurface bid
- That the frame is reused and inspected, and the price if a joist or the ledger is bad.
- Decking and railing products and colors.
- What is reused: stringers, posts, footings.
- That a frame too far gone turns this into a rebuild, quoted separately.
Composite versus wood changes the price by thousands. Put both as packages on one bid when the customer is undecided, and say what the railing is.
The parts of this estimate
- Scope of work. 6 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $7,200. Not a formula, not a range. The scope explains the number.
- Timeline. 3 days. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. 50% upfront, 50% on completion. The $3,600 deposit is paid by card when they sign.
- Warranty. 2 years on workmanship, manufacturer warranty on composite.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
Questions deck builders ask about this bid
What if the ledger is rotten?
Say on the bid that a bad ledger stops the job and gets a rebuild quote. Do not resurface over it.
Deposit?
Half, because the boards and railing are bought for this deck.
Is this a real quote?
No. The numbers are example figures for a typical job so you can see how a complete estimate reads. Your price is yours.
Can my customer sign this on their phone?
Yes. An estimate sent from BidWriter Pro opens as a link. The customer reads it, types their name, signs with a finger, and pays the deposit by card. You get an alert when they open it and when they sign.
