Railing replacement estimate example
Railing is footage and posts. Say how the posts attach, because that is where a cheap railing wobbles.
"replace approx 60 lf wood railing w black aluminum, 36 in, 2 gates, remove old, posts mounted to frame w blocking, stairs railing both sides, haul old"
Example figures for a typical railing replacement job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a railing replacement bid
- Linear feet, height, and the product and color.
- Post count and how they are mounted, with blocking in the frame.
- Gates, by count, with latches.
- Stairs, both sides or one, and that the code height is met.
Composite versus wood changes the price by thousands. Put both as packages on one bid when the customer is undecided, and say what the railing is.
The parts of this estimate
- Scope of work. 5 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $4,300. Not a formula, not a range. The scope explains the number.
- Timeline. 2 days. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. 50% upfront, 50% on completion. The $2,150 deposit is paid by card when they sign.
- Warranty. 2 years on workmanship, manufacturer warranty on the railing.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
