Full siding replacement estimate example
The biggest exterior bid most small contractors write. The per-sheet rot price is what keeps it from being renegotiated on day two.
"full replace approx 2200 sq ft fiber cement lap 7 in exposure, remove old vinyl, house wrap flashing and tape, new trim and corners, prefinished color, rotten sheathing $95/sheet w photo, gutters off and back on, haul all"
Example figures for a typical full siding replacement job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a full siding replacement bid
- Square footage, material, profile, and exposure.
- What goes on behind: wrap, flashing, tape. It is what the cheap bid skips.
- Rotten sheathing at a per-sheet price with a photo before it is replaced.
- Trim, corners, soffit, and gutters: in or out, each one.
Rotten sheathing is the surprise. Put a per-sheet price on the bid and say photos are sent before it is replaced.
The parts of this estimate
- Scope of work. 6 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $24,800. Not a formula, not a range. The scope explains the number.
- Timeline. 7 working days. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. 30% upfront, 40% at halfway, 30% on completion. The $7,440 deposit is paid by card when they sign.
- Warranty. 5 years on workmanship, manufacturer warranty on the siding.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
Questions siding contractors ask about this bid
Prefinished or painted on site?
Prefinished is more up front and holds up better. Painted on site means a painter and a second schedule. Say which.
Three payments?
Material is delivered before day one and the job takes a week. Three payments keep the cash from running behind the work.
Is this a real quote?
No. The numbers are example figures for a typical job so you can see how a complete estimate reads. Your price is yours.
Can my customer sign this on their phone?
Yes. An estimate sent from BidWriter Pro opens as a link. The customer reads it, types their name, signs with a finger, and pays the deposit by card. You get an alert when they open it and when they sign.
