Garage hang and finish estimate example
A full room from bare studs. The finish level is the thing to put in writing, because it is the thing nobody can see until the lights are on.
"hang and finish 2 car garage approx 20x22, 5/8 ceiling 1/2 walls, level 4, orange peel, fire tape at house wall, no paint, haul scraps"
Example figures for a typical garage hang and finish job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a garage hang and finish bid
- Board thickness, because the ceiling is different from the walls.
- Finish level by number. Level 4 under texture, level 5 for smooth and painted.
- That the garage-to-house wall gets fire tape and nothing else different.
- No paint, or what paint, in those words.
The argument on a drywall job is almost always about paint. Say in plain words whether the wall leaves primed, painted, or just finished.
The parts of this estimate
- Scope of work. 6 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $2,650. Not a formula, not a range. The scope explains the number.
- Timeline. 3 days. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. 50% upfront, 50% on completion. The $1,325 deposit is paid by card when they sign.
- Warranty. 1 year on workmanship.
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
Questions drywall contractors ask about this bid
Level 4 or level 5?
Under texture, level 4. Smooth painted walls with light raking across them need level 5, and it costs more. Say which.
Do I need a permit?
Finishing a garage usually does not. Converting it to living space usually does. Say which this is.
Is this a real quote?
No. The numbers are example figures for a typical job so you can see how a complete estimate reads. Your price is yours.
Can my customer sign this on their phone?
Yes. An estimate sent from BidWriter Pro opens as a link. The customer reads it, types their name, signs with a finger, and pays the deposit by card. You get an alert when they open it and when they sign.
