Patio slab estimate example
A patio is a driveway that nobody drives on, and the slope away from the house is the line that matters most.
"new back patio 16x20, 4 in 3000 psi, #3 rebar 18 oc, 2 in slope away from house, broom finish, expansion joint at foundation, excavate and haul spoils, forms, no stamped or color"
Example figures for a typical patio slab job. Not a quote. Every line on the estimate came from the notes above. Nothing was added.
What to spell out on a patio slab bid
- Dimensions, thickness, and reinforcement.
- Slope, because water at the foundation is the complaint you will hear about.
- Finish, and what a stamped or colored finish would cost instead.
- The expansion joint at the house.
A drive approach is often permitted by the city. Say in writing what you consider normal about hairline cracks, before the pour.
The parts of this estimate
- Scope of work. 5 lines, one thing each, in the order the work happens. What is not included is on the list too.
- One price. $3,900. Not a formula, not a range. The scope explains the number.
- Timeline. 2 days plus cure. Including dry time, cure time, or permit time, so the customer plans around it.
- Payment terms. 50% upfront, 50% on completion. The $1,950 deposit is paid by card when they sign.
- Warranty. 1 year on workmanship. Hairline cracks are normal and are not a defect..
- A way to accept. The customer types their name and signs with a finger on their phone. Legally binding under the E-SIGN Act, and recorded with the date, time, and the exact estimate they agreed to.
